PHASE 1

Getting started

  • Review the homebuying process.
  • Understand your financial situation and credit standing.
  • Define how and when to engage your lender and real estate agent.
Loan Pre-Approval
  • Define your budget and ideal price range.
  • Review your different loan options.
  • Secure a pre-approval letter from your lender.
  • Meet with tax and financial pros if needed.
Home Shopping
  • Decide whether you want to work with a realtor or search independently.
  • Tour homes that match your ideal options.
  • Get alerts for listings that fit your criteria.
  • Access off-market and early listings.
Making an Offer
  • Analyze recent sales to support your offer.
  • Review disclosures and reports.
  • Submit a strong, well-prepared offer package.
  • Negotiate to secure the best price.
  • Present the earnest money deposit.

PHASE 2

Due Diligence
Escrow Setup
  • Open escrow and deposit earnest money.
  • Request an option period of at least 10 to 14 days for inspections and due diligence.
Submit Home Info to Lender
  • Deliver a signed purchase contract to the lender.
  • Confirm contingencies and begin the loan process.
Inspections & Property Condition
  • Conduct home inspections (roof, pest, chimney, etc.).
  • Review seller disclosures and HOA docs.
Inspection Review & Insurance
  • Negotiate repairs if needed based on inspections.
  • Select and submit homeowners insurance.
Appraisal & Loan Underwriting
  • Execute initial loan disclosures and submit documentation.
  • Order and review appraisal.
  • Complete underwriting file.
  • Secure final loan approval.
Remove Contingencies
  • Remove any contractual contingencies based on inspections, appraisal, and financing.

PHASE 3

Closing
Final Walk-Through
  • Confirm the property’s condition matches the agreed terms.
Prepare for Closing
  • Set up utilities and services (electricity, garbage, internet, etc.).
  • Schedule your move.
Loan Funding & Escrow Close
  • Provide wire or cashier’s check for closing funds.
  • Review all closing and transaction costs.
  • Sign your loan documents.
  • Lender sends final funds to escrow.
  • Receive keys to your new home!
  • Deed is recorded at county office.

PHASE 4

Post-Transaction
Immediate To-Dos
  • Change locks and update security systems.
  • Complete any immediate repairs or improvements.
Getting Organized
  • Consider placing your home in a trust or updating your estate plan.
  • Review property tax payments and supplemental taxes.
  • Set up insurance reminders and local contacts.
